Project Details
This EIFS replacement project in Happy Valley included the removal of the existing EIFS cladding from the front elevation, installation of HardiePlank 10 3/4" lap siding, vertical cedar siding, and a window & door trim package. We included stained tongue & groove cedar accents on both of the porch ceilings in front for additional curb appeal.

Dry Rot Repairs
With many EIFS replacement projects there was a significant amount of dry rot to deal with and this project was no different. Both the plywood sheathing and structural framing had major dry rot issues due to moisture getting behind the EIFS (Styrofoam) cladding and absorbing into the wood. Our team was able to handle the major structural repairs (beam replacement, re-framing of walls and all necessary finish work)  necessary to get our clients house looking great again. It's very important when hiring a company for EIFS replacement that they have in-house carpentry crews to handle any necessary framing and finish work as there is often significant dry rot repairs that need to be done on EIFS replacement projects. At LRS we are proud to have all in-house crews doing the work for our clients. This is imperative to insure that the work is done right and on time. Many companies have to sub out the dry rot repairs losing quality control as well as ability to schedule the repairs quickly.

HardiePlank Lap Siding
This client chose Hardieplank lap siding with a 10 3/4" reveal to create a more modern style for the home. Hardieplank is one of the best looking, and most durable options for clients in the Northwest. At LRS design is important to us and we make sure that our clients have access to all of the Hardieplank styles to insure they get the exact design, and finished product that they've always wanted. Hardie is made of silica sand (cement) making it dimensionally stable, allowing it to hold paint 34% longer than wood siding types due to it's lack of expansion and contraction. Hardieplank also doesn't have issues with rot, insects boring into it, or woodpeckers that are all present in our Northwest climate. This makes Hardieplank the #1 choice for siding in the Northwest.

Cedar Accents
Using natural wood with a cement based product like Hardieplank can create a stunning accent for your home. On this project we wanted an upgraded look on the entry area so the client chose to go with stained tongue & groove cedar for the porch ceiling areas. This is a great way to upgrade the look of the entry without breaking the bank as a porch ceiling doesn't have a lot of square footage to cover.
