EIFS Replacement | Hardieplank Siding, CertainTeed Roofing & Trex Decking Project In SW Portland

1. Project Overview
The Problem: This client purchased an outdated SW Portland home with EIFS stucco siding that had not been maintained over a 25 year period. They wanted to remove the EIFS, fix any dry rot issues, install new a Hardieplank siding & trim package, a new CertainTeed Presidential roof as well as rebuild a large deck with Trex Composite Decking. The Goal: Update the home's entire exterior envelope with a focus on a NW contemporary design, repair any dry rot issues due to the lack of maintanence and update the building envelope ensuring the home was well protected from the elements. LRS chose Hardieplank lap siding, CertainTeed Presidential roofing, and Trex decking for the project.
2. The LRS Solution
Design: The client worked with our Benjamin Moore color consultant to select new colors for their Hardieplank siding, and we provided photo realistic renderings of the project showcasing the new siding, paint colors and CertainTeed roof prior to work starting. This really helped the client to select the perfect roof color to go along with the earth toned siding color that helped the house blend into the surrounding environment.
Material Selection: We selected Hardieplank smooth lap siding with a 7" reveal, & premium exterior paint by Benjamin Moore with color help from our Benjamin Moore color expert. For the roof we chose a woodgrain colored CertainTeed Presidential shingle and a deep brown Trex decking that really allowed the house to blend well with its surrounding environment.
The Tiered Approach: We always prefer doing multiple parts of the exterior together (siding, roofing, windows, decking) if possible as it allows us to integrate the flashing systems properly, as well as update the design components of the exterior to work together.
3. Technical Highlights
Updated Building Envelope: We updated the building envelope to include a fully drainable HydroGap housewrap system, & all new flashing components per Hardieplank requirements ensuring the home not only looks great but performs against the harsh Portland elements.
Hardieplank Siding: Hardieplank siding is an excellent siding choice for Portland homes as it is made from cement meaning it doesn't absorb moisture, expand & contract, or allow for rot to occur unlike wood based siding types. We also used stained T&G cedar accents to play against the Hardieplank warming up the overall look of the home and making it more inviting.
