Hardieplank Siding & GAF Roofing Project In SW Portland's Multnomah Village Neighborhood

1. Project Overview
The Problem: This client had an outdated SW Portland home in the Multnomah Village area that had been remodeled (poorly) many times over the years and was very outdated, lacked proper flashing and waterproofing, and needed to be brought back to its origianl glory.
The Goal: Bring the home back to it's original styling using new Hardieplank siding, and GAF roofing and update the building envelope, drainage systems and exhaust systems (roof) creating a self healing roofing & siding system that can easily handle Portland's wet climate.
2. The LRS Solution
Design: The client worked with our Benjamin Moore color consultant to select new colors for their Hardieplank siding, and we provided photo realistic renderings of the project showcasing the new siding, paint colors and GAF roof prior to work starting.
Material Selection: We selected Hardieplank smooth lap siding with a 5" reveal to emulate the original cedar lap siding from the 1920's. Premium exterior paint by Benjamin Moore with color help from our Benjamin Moore color expert. A charcoal GAF Timberline HDZ roof to go with the new color scheme on the siding.
The Tiered Approach: We always prefer doing multiple parts of the exterior together (siding, roofing, windows) if possible as it allows us to integrate the flashing systems properly, as well as update the design components of the exterior to work together.
3. Technical Highlights
Updated Building Envelope: We updated the building envelope to include a fully drainable housewrap system, & all new flashing components ensuring the home not only looks great but performs against the harsh Portland elements.
Hardieplank Siding: Hardieplank siding is an excellent siding choice for Portland homes as it is made from cement meaning it doesn't absorb moisture, expand & contract, or allow for rot to occur unlike wood based siding types. We are able to match the look and feel of an older craftsman home while upgrading the durability of the siding utilizing Hardieplank.
GAF Roof Replacement: Our GAF Roofing System is a full upgrade including all flashing components, a balanced ventilation system (incredibly important on older homes which typically lack any intake vents allowing cool air to push the hot air up and out of the attic), and Timberline HDZ premium shingles with a 50 year no pro rated warranty.
